• Advise on preparing property to receive maximum rents
• Negotiate rental agreements
• Extensive applicant background that will include credit, rental, and criminal background check
• Complete a comprehensive move-in and move-out complete with photos
• Conduct systematic inspections of the each property
• Manage minor maintenance calls
• Manage major maintenance calls with owner approval
• Provide monthly and annual property performance reports
• Provide syndicated advertising for properties
• File 1099-MISC with the IRS
